04 Sequencing challenge

Flooring could not start until repairs passed a paint-ready check, and paint could not start on unfinished walls — three packages on one short window with no room for a collision.

05 Key decision

The landlord approved a paint allowance up front, before scheduling, so the finishing package could be booked against the window instead of waiting on a later selection.

06 A recorded change

Change order · agreed before work continued

Opening one wall for repair revealed older water damage. Work paused; sealing and repainting the affected wall were written up as a versioned change with its own price, and the package continued only once the landlord accepted it — no surprise on the final invoice.

The approved budget carried the paint allowance as a named line with its selection deadline. The allowance was reconciled to the actual selection at closeout — a TBD never silently became a charge.

07 Milestones

08 Result & sign-off

Move-in-ready on the agreed target window, with every party named and every change recorded.

Completion. All four packages completed and confirmed; the closeout record listed the final participant list, the approved change and the reconciled budget.

Deficiencies. Two minor deficiencies (a touch-up and a transition strip) were recorded, assigned, completed and accepted before sign-off.
