Update a single family room across drywall, finishing and fixtures without the trades colliding, in a home the family stayed in throughout.

04 Sequencing challenge

Fixture installation depended on the finish being fully dry, and the finish depended on the drywall passing a check — a strict order in a room the family used every evening.

05 Key decision

One change order, priced and approved before work, covered sealing an older ceiling stain found during the drywall package — so the sequence held instead of stalling.

06 A recorded change

The budget showed the original approved total, the one approved change order, and the committed total — the homeowner always saw the current figure and who it was payable to.

08 Result & sign-off

One room, three scopes, no collisions — finished around a family that never had to move out.

Completion. All three packages completed; the closeout recorded the change order, the final budget and the sign-off.

Deficiencies. A single deficiency (a trim touch-up) was recorded, completed and accepted at the walkthrough.
